Porteous Studio | Terms and Conditions of Booking

Please familiarise yourself with our Terms and Conditions before making your booking. By booking through our site you confirm that you have read and understood the below.

Arrival and Departure Time
Our check-in time is 4pm, and check-out time is 11am. This is to give our Housekeeper enough time to get Porteous Studio ready for your arrival. If you arrive early, we kindly ask that you not put our Housekeeper in an awkward situation by requesting to come into the studio or leave items in the studio any earlier.

We offer an optional early check-in time or bag drop from 2pm but request an additional fee of £50 to cover extra administration time and coordination with our Housekeeping team. This option is available at the time of booking or it can be added to your booking at a later date up to 3 days before your arrival. If, for any reason, you have chosen early check-in and we cannot get the studio ready in time we will refund the early-check in fee in full. Unfortunately, we are unable to accommodate late check-out times as there may have been an early check-in request by the next guest.

Allergies and dietary requirements
We ask that you let us know about any allergies or dietary requirements at the time of booking. If you have any specific requests, please let us know as soon as possible so that we can cater for your needs.

Pets
Unfortunately we cannot allow pets into the studio except for certified assistance dogs. We must remind you that Porteous Studio is a delicate space with fine furniture and we ask that you take particular care in the space during your stay.

Liability
Porteous Studio accepts no responsibility for loss or damage of property, vehicles or vehicle contents belonging to guests during their occupancy, nor will we be responsible for any indirect, consequential or pure economic loss or any loss of profit, whether caused by our negligence or the negligence of our employees, contractors or agents, excluding any liability for death or personal injury caused by our negligence or liability for fraud or fraudulent misrepresentation. We ask that all visitors note and adhere to the safety guidelines detailed in these terms and conditions as well as safety advice from staff.

Babies and Children
You are welcome to bring children with you should you wish, however, Porteous Studio was not designed for young children so we would ask you to please bring your own apparatus such as high chairs, travel cots, etc. Guests will be liable to pay for any damages incurred to PorteousStudio property and may be required to pay a supplementary cleaning charge should the cottage be left in an unreasonable state on checkout.

Event, Day Hire or Location Hire
We welcome Porteous Studio to be hired out for an event or as a film or photoshoot location. However, please get in touch with us in advance to provide details on your event so we can tailor a price and prepare a Location Agreement to suit, and ensure we have insurance to cover your event. We also require that you do not informally use Porteous Studio as a location to market or publicise branded items on Instagram or other media platforms without our prior agreement. All of the liability exclusions and safety regulations defined in these terms and conditions continue to apply during your stay.

Payment Policy
In order to confirm a reservation we ask for the full payment for your bed and breakfast stay upon booking. Payment can be made securely through our website. We accept all major credit and debit cards and as well as any valid voucher codes.

Cancellation Policy (Guests)
We are a small and independent company that is still recovering from the Covid-19 pandemic. Until further notice, we will allow changes to the date of a booking that matches the original bookings length of stay and value, however, refunds are not available unless for very limited reasons of emergency. We will do our best to accommodate any changes to your booking and we will not charge an alteration fee for this service. We strongly recommend that you have travel insurance to cover the risk of cancellation and if needed, we have teamed up with XCover, an award-winning insurance provider to offer this as an optional extra during your stay with us. If you decide to opt for XCover you will be bound by their own Terms and Conditions so please make sure they cover what you need before agreeing to the service.

Cancellation Policy (Owner)
In the event of the accommodation becoming unavailable such as fire or flooding, we will endeavour to provide you with suitable alternative accommodation or will refund all monies paid or a proportion in the case of curtailment. We cannot, however pay any compensation or expenses as a consequence of such an event

Information you provide to us directly
You may get in touch with us to make an enquiry or to book Porteous Studio either over email or via our website. When you’re using our website, we also collect personal information using what’s known as cookies (see below) and other methods of tracking. This means we’ll receive information regarding the type of device you’re using to access our site and then settings your device may provide to us. This is in accordance with common website practice. Information you provide to us indirectly
Your information may be passed onto us by third parties. For example, if you book Porteous Studio through Airbnb, your card details will be passed onto SuperControl, our booking software company. From there we can have encrypted access to their information to process your details. We’d also advise you check any privacy policy that has been provided where there is any mention of a third party giving us your data. For example, when you place a booking through a third party website such as AirBnB, please check their own privacy policy.

Information from other sources
We may also use information from other sources such as social media. Your privacy settings for social media platforms such s Facebook or Twitter might be set up so that you give us permission to access certain information from those platforms - for example, tagging us in a post or photo.

Information publicaly available
We may also collect information available from public sources such as company websites, public social media accounts, the electoral register and Companies House. This helps us put together a more complete picture of someone’s interest in Porteous Studio.

  • Details of your booking
  • Your bank or payment details where you’ve provided these to make payment
  • Any queries or requests you’ve submitted to us

  • Property management and / or managing bookings for Porteous Studio
